Price forecasts from ENSO

Ramil Mekhtiev, Executive Director of ENSO, a member of the Ukrainian Association of Developers, told us whether we should expect a rise in housing prices. In a blog post on LIGA.net, he analyzed the main factors that will affect the cost of primary real estate in the near future.

Economics and the real estate market:

NUMBER: new housing for 2000 families

More than 2,000 Ukrainian families will receive new homes thanks to the HOME: Compensation for Destroyed Residential Property" project . Funding will be provided by a EUR 100 million loan agreement between the Ukrainian government and the Council of Europe Development Bank (CEB).

"Secondaries are rising in price, primary is holding up

The average price per m² in new buildings in Kyiv in May amounted to UAH 54,422. According to DIM.RIA, the price increased by 1% during the spring period. At the same time, in the secondary market of the capital, the price increased by 4% over the same season, and by 22% over the year.

Housing for IDPs

600 families of internally displaced persons will purchase real estate under the second phase of the Housing for IDPs program implemented by the State Agency for Youth and Housing and the Ministry of Reintegration. The German government provided a grant for this through KfW Development Bank. The IDP loan is issued for 30 years at 3% per annum with a down payment of 6% of the cost of the property.

Politics and management:

Resignation of the Head of the State Agency for Reconstruction

Mustafa Nayem, head of the State Agency for Infrastructure Recovery and Development, said he had written a letter of resignation. He also reported to Prime Minister of Ukraine Denys Shmyhal on the key areas of the agency's work, including the implementation of a pilot project to restore war-affected settlements.
