We are pleased to present the news digest of the Ukrainian Association of Developers. In it, we briefly and without "water" talk about the most important events in the life of the Association's members, as well as share the most interesting materials from them.

The largest developers in the country

Five members of the Ukrainian Association of Developers entered the top ten of the Forbes and LUN rankings by the number of apartments commissioned in 2024. Intergal-Bud once again took the top spot, having commissioned 3109 apartments over the year. Real Estate Corporation RIEL is ranked third, Stolitsa Group and DIM are 6th and 7th, respectively, and KAN Development is 10th. The overall top 20 also includes IB Alliance and Futura Hata, which ranked 11th and 17th in the rating.

KAN Development as the voice of the construction industry

Igor Nikonov, the founder of KAN Development, spoke about new projects, relations with public activists, the reasons for the creation of the Ukrainian Association of Developers, and much more in a long interview with LIGA.net. In addition, in an op-ed for NV, he explained what barriers the country needs to overcome to become competitive in terms of attracting people and capital to the economy in general and the construction industry in particular.

RIEL on adaptation and development

Rostyslav Melnyk, CEO of RIEL Real Estate Corporation, also a member of the Association, spoke to Forbes about updated approaches to construction and new projects in Kyiv and Lviv. He spoke about the peculiarities of working during the war, changing customer requirements, and the transformation of the company and brand.

"Intergal-Bud" about the popularity of new renovated apartments

Anna Laevska, Commercial Director of Intergal-Bud, a member of the Ukrainian Association of Developers, analyzed the growth in supply and demand for renovated apartments. She explained the condition of a ready-to-live apartment and the role of the eOselya program in this regard as part of the Mistotvorets YouTube project.

Economics and the real estate market:

Apartments are getting more expensive

In the first quarter of 2025, apartments in the primary market of Ukraine increased in price by 14.8%, according to the State Statistics Service. Two-bedroom housing rose in price the most - by 15.1%, while the cost of one- and three-bedroom apartments increased by 14.4%. In the secondary market, prices increased slightly less over the same period - by an average of 9.3%.

17 thousand apartments in eSelya

Over the 2.5 years of the state mortgage program eHousing, 17,000 Ukrainian families have purchased new housing under the program, according to Ukrfinzhytlo. This year, the program has significantly shifted its focus to primary housing - the share of apartments in new buildings is now almost 60%.
